Capview Partners closes fourth fund

Capview Partners, a Dallas-based real estate investment and fund management firm, has held the equity closing of Capview Income & Value Fund IV, raising more than $126 million.

Capview Income & Value Fund IVwill invest in single-tenant, net-lease retail properties, which are made up of a parcel of land and a free-standing building under a long-term lease with a single brand-name tenant. The fund’s investment thesis is that the single-tenant, net-lease retail market offers higher occupancy levels in varying market conditions, lower pricing volatility, lower management intensity and better liquidity than other segments of commercial real estate.

The fund’s portfolio is 70 percent acquired. Upon full deployment of CIVF IV’s equity capital into single-tenant, net-lease retail properties, CIVF IV is expected to own more than 100 single-tenant, net-lease retail properties across 30 states, totaling approximately 1.3 million square feet.
