U.S. Realty Advisors launches second net-lease fund

U.S. Realty Advisors, a New York City-based investment firm that focuses on net-lease investments, has launched its second commingled fund, USRA Institutional Net Lease Fund II, according to sources familiar with the matter.

The core-plus fund will follow the same strategy as its predecessor, generating returns of 11–13 percent by acquiring assets across the United States that are net-leased to a single tenant. The fund, like its predecessor, will generally target warehouse and distribution centers, office assets, and retail properties.

Triple-net leases can offer a level of security to real estate investors, as the tenant is responsible for real estate taxes, insurance and maintenance. 

USRA declined to comment.

The fund’s exact equity fundraising target is not clear, though it is expected to be smaller than its predecessor, which had a $355 million final close in September 2011, according to
